These include undeveloped properties, commercial properties, shopping centers, light and heavy industrial properties, mining and ore processing operations, and brownfield properties.

 

 ORION staff are registered environmental assessors and certified professional environmental auditors and have served on advisory boards of environmental due diligence publications and conservation groups.
  • ORION's Phase I Environmental Site Assessment protocols include all necessary queries to satisfy the ASTM E1527-05 Standard of Practice and EPA's All Appropriate Inquiries regulations (40 CFR 312).

 The scope of the Phase I ESAs ranges from one small, undeveloped property to multiple site industrial manufacturing properties in multiple states and provinces. 
  • Concise Phase I ESA reports document findings and identify potential environmental liabilities for the subject property.  Reports are confidential for the sole use of our clients.
 
 ORION can prepare a scope of work for and conduct Phase II ESAs to answer questions on recognized environmental conditions or potential environmental liabilities.
  • Typical triggers for Phase II ESAs include: underground storage tanks, inappropriate waste disposal, hazardous materials handling, impacts from adjoining properties, etc.
